  • SITE PROFILE:

    Kundrathur is a suburb of the city of Chennai, Kancheepuram district in the Indian state of Tamil Nadu. Famous Kundrathur Murugan Temple is located in this town. Neighbourhood of Chennai localities and mostly working people from places like Ashok Nagar, Perambur, Mambalam and Nanganallur are seen migrating here. Sekkizhar is a famous Tamil poet and he was born in Kundarthur. Private trust organisation has constructed recreational places as Sekkizhar Mani Mandappam and Sekkizhar Anna Park in the year 2011. Kancheepuram District had been administered by the Pallavas, Cholas, Vijayanagar rulers and the British before Independence.

    As of 2001 India census, Kundrathur had a population of 25,028.

  • The configuration of the alignment comprises of dual system of both road and rail corridor in a width of 72m.

    50 m wide portion of land is reserved for future developments.

    This road comes closer to Madha Engineering College in Kundrathur.

    The construction of fly-over for the Sriperumpudur Road crossing this ORR is going on.

    This is hardly 8 kms from Gerugambakkam. It will open up further access to major highway of Chennai, apart from the existing Chennai Bye-pass.

    Kundrathur is come under the Kanchipuram district. Hence the major occupations of Kundrathur and surrounding place are weaving and agriculture.

    And they involved in Manufacturing of Bricks and sold out per piece Rs.1

    Another at most occupation is Leather factory

    However, occupations are enlisted above by the tradition and culture of their job activity at most fails and deployed fully.

    Now people were working in the garments, textile industries, water factories and some of them are going to hospitality services, hospitals, constructional activities such as mason, carpentry etc.

  • 4. Assess the availability of physical infrastructure:

    i. Micro Market Study-:

    a. Currently, the only source of water for the town is Ground water and this is tapped by bore wells and then raised by pumps to store in overhead tanks.

    b. The town is divided into two zones and potable water is supplied to the zones only on alternate days.

    c. Since 8 overhead tank was constructed in the region

    d. Despite availability of water, supply of daily water (as per Standards) is not achieved owing to lack of storage capacity.

    e. One of the concerns of the current scenario is that the system that was established tens of years ago is still kept running without any further up gradation.

    f. It would be required to increase the storage capacities to be able to cater to the ever increasing population and urbanization.

    g. The IT companies that have established offices in the town are buying water from Chennai Metro water supply board, through tanker system. A few of them may have their individual bore wells as well to cater to their needs.

    h. There is a need to set a better network of Overhead tanks(OHT) for more storage of potable water.

    a. There is no proper Underground Drainage system in the town.

    b. All residents are using Septic tanks currently.

    c. To dispose sewage from septic tank residents are spending Rs.3500/annum.

    d. The IT companies on that corridor have their own arrangement of treatment plants, wherein the sewage

    water is treated and used for landscaping purpose thus assuring that there shall be no fund constraint.

    iii. Availability of funds for execution: The Representative informed that there are ample funds with

    the Town Panchayat for constructing a complete Drainage system for the town, including a Sewage

    treatment plant.

    iv. Willingness to pay: The Representative assured that the people of the town will be ready to pay the

    price for a suitable administration drainage system and a water supply scheme.

    v. Capacity constraints:

  • a. The representative informed that despite ready availability of funds and the willingness of the end users

    to contribute, they have not been able to proceed with providing the town with these amenities owing

    to capacity constraints in the system.

    b. Since all approvals and work in the Water & sanitation sector constitutionally needs to be done by the

    TWAD board and CMWSSB, there is a delay in the process.

    c. We observed that the CMWSSB shall undertake a project in the water supply and the drainage sector,

    considering the huge demand supply gap.

  • iii. Power Supply:

    From Kovur and Thirumudivakkam substation getting power supply to end consumer of Kundrathur and around surrounding areas.

    iv. Telecom:

  • BSNL is lacking due to network connectivity problem and internet connectivity

    Aircel, Airtel and Vodafone have wide range of network connectivity.

    Residents in that locality 95% using the above telecom.

    5. Assess the availability of social infrastructure:

    The real estate growth of any locality mainly depends upon civic & social infrastructure and

    connectivity.

    Chennais Kundrathur is one locality that offers all and a real estate buyer can expect a profitable investment from this area.

    Located near Grand Southern Trunk (GST) Road, Kundrathur is known as a suburb to Chennai and is

    about 10 km from the Chennai Airport through the GST Road.

    Recently, the Chormpet Railway Station, connecting the suburb to other major parts of the city, is

    also nearby.

    The government also announced that a new bridge connecting Kundrathur Junction will be constructed in Pallavaram near the GST Road.

    Kodambakkam-Sriperumbudur Road, Kundrathur Road, Murugan Koil Road and Pammal Main Road are a few main roads that connect the area to the major parts of the city.

    Kundrathur also offers commendable social infrastructure.

    Well established Schools such as Mukkula Nammalvar Chetty Vivekananda Vidyalaya, Little Flower Matriculation Higher Secondary School, State run 45 yrs old Sekkizhar Government Higher Secondary School (Resides at Kollacheri) and many more are available in the area.

    Sri Krish International CBSE School is launched very soon. Probably the commencement of academics from next coming year.

    The locality is also home to the Madha Engineering College and Chennai Institute of Technology, reputed educational institutes.

    Apart from this, the locality offers efficient health care facilities.

  • Hospitals such as Sri Lakshmi Child Care Center, Ayyappa Clinic, Government Primary Health Center (Upgraded), Madha Medical College & Hospital and St Thomas Hospital among others are available in the area.

    So who is buying? The locality is seeing migration of people from places like Mylapore, Mambalam and Nanganallur.

    This is due to good connectivity plus affordability in Kundrathur.

    The locality is in demand on account of proximity to localities such as Tambaram, Porur and Sriperumbudur.

    The number of people looking for a flat/apartment has grown at an accelerated pace since 2010.

    Most of the city population is settling here because of the cost and infrastructure.

    etc.

    Rapidly growing of education institutions in and around the area.

    In the year 2011,Population growth has recorded 1.49 Lakhs
