Setting progressive precedents being part of our brand’s culture, we set up one of the

first private-public partnerships to promote IT, way back in 1997. Today

it stands as a well known testament and landmark in the Central Business District of

Bangalore. DivyaSree Chambers is a standalone development of 600,000 sft across two

blocks. Its impeccable maintenance and discreetly uninterrupted service, enables our

satisfied customers to operate at their peak levels. DivyaSree Chambers is one of the

first multi-tenanted developments in Bangalore with key occupants like Cisco, Oracle, Sungard, Autodesk. At the core of its service backup is a 7MVA captive power plant installed to provide stable power and a centralized Air-conditioning plant.

DivyaSree Towers is located on Bannerghatta Road. Initially designed as Twin Towers; was

re-designed during construction to meet specific Client’s needs.

For us the Convergys Campus was a much awaited advancement in our capability,

it was the first built-to-suit development awarded to us; an advancement that

brought with it greater challenges that we thrive on. The existing design needed to be

re-engineered to meet our client’s requirements. Speaking of proactive, this project’s

construction cycle was completed in a time frame of just 108 days. To meet the

clients immediate exigencies incubation space was provided to enable the client

to commence operations as per their business plan. The Convergys Campus measures

221,000 sft.

Today the key occupants Airtel, CSG & Allegis occupying 450,000 sft have

comfortably settled in for the long-term, reassured by our proactive service and real-

time addressing of any issues that concern their operational efficiency and corporate well-

being. DivyaSree Towers was developed in the year 2003.

Dell came to us to cater to their requirement for a Built to Suit campus. The choice

of location was the most ideal, for many reasons, as it was on the Inner Ring Road, a

prime suburb of Bangalore. As desired by Dell, the campus was developed in a phased manner to enable their consolidation from multiple locations into a single

campus totaling to 725,000 sft. Today it accommodates a working population of 6000

IT professionals, operating on floor plates of 100,000 sft. This development process

started in the year 2004 and we at DivyaSree still quarterback Dell on any of their

specific day-to-day operational and service backup issues.

Part of the 60 acre DivyaSree TechnoPolis campus located on the Old Airport

Road, Logica was one of the anchor tenants and initially only triggered 150,000 sft as phase 1 of the campus, as its operations grew it gradually scaled up to 370,000 sft by triggering future phases. Right through construction we had provided them with

incubation facilities across locations in the city to meet their head count ramp up

needs. Aesthetically, the asymmetry in the campus design gives it its unique identity.

This unique campus development of 370,000 sft was completed in the year 2005. Logica

has grown and today flourishes on this campus, with a distinct, dependable trust- factor

developed by our proactive service and maintenance support.

A case-study of hand-holding our clients through their start-up days! JDA formerly

known as i2 Technologies was an occupant at DivyaSree Chambers, they decided

to expand their operations and move into their own campus. In the process our initial

relationship turned into a partnership - something we strive for. In fact, this campus

was a landmark achievement for us, as it was the first turnkey built to suit campus inclusive of fit outs. Yet again our judicious choice of architect -Hafeez Contractor

who is credited with designing some of the landmark buildings in India. Part of the 60 acre DivyaSree TechnoPolis campus, located on the Old Airport Road, the JDA

Campus is a showpiece that we are truly proud of, its our signature development. This

project was completed in the year 2005.

Located within the EPIP (Export Promotion Industrial Park) zone in Whitefield. The

Oracle campus was originally developed for PeopleSoft and is an integral part of NR

Enclave, Block A. PeopleSoft came to us with an initial requirement for an incubation space of 300 seats, which we provided in DivyaSree Towers, completing fit-outs in

a record 28 days. With their initial operational space requirements met, we went into

action providing them with their desired fully fitted out space solution; efficiently

developed as per their specification. This development’s area is 300,000 sft and was

completed in the year 2005.

The 2nd facility of TESCO in Bangalore measuring an area of 200,000 sft is

also housed in NR Enclave, Block B. Back in 2009 Tesco came to us with their road map for growth, we suggested this campus, after which our teams went to work on

attending to their most minutest and stringent requirements; all within their desired

schedule and accommodating their ramp-up plans. Our in-house architectural teams vast experience in designing optimized interiors came in as a positive, when

the client requested us for additional seating. Today the Tesco campus is a buzzing and

productive environment, much to the pleasure of the Tesco management - reassured by

DivysSree standing by in the wings to meet its every need.

Accenture chose 20 acres within DivyaSree TechnoPark located in Whitefield, to create

its 1st SEZ campus in Bangalore with growth options to take up 1.7 million sft. Accenture initially occupied an incubation space of 500 seats to commence

its operations. Phase1 block of 750,000 sft was subscribed by Accenture to meet

its growth requirements. This projects unique architectural character is pronounced by its

façade done in a combination of granite and ACP. This phase was completed in 2007.

Accenture subsequently triggered the Phase 2 block of 375,000 sft - overlooking

the lake in 2008. Optimization of the services infrastructure after careful study

of usage pattern have enabled centralized infrastructure of power and air conditioning

systems, leading to significant operational cost benefits for the client. As a

crowning value-add, an ornamental and recreational feature - an amphitheater was

created at the entrance of this phase. Accenture commenced operations in this phase in

2009.

On its third lap of development in the campus Accenture set stringent time lines

for their required solution within the framework of their overall business growth plan. This

phase of 300,000 sft was operational in 2011.

Supporting an existing client with their future growth requirements has been our

hallmark. TESCO wanted to foray into SEZ operations, so we provided them

a solution to house 1200 seats to support this initiative. Located at DivyaSree

TechnoPark in Whitefield, this entire development opened its doors from a green field site to fully fitted out premises in a pre-engineered building (PEB) within a

timeframe of 5 months. TESCO went live with their SEZ operations in September 2011.

It’s with a mixed sense of nostalgia and pride that we refer to Trinity, it’s our first project in Hyderabad. At the time Convergys came to us two positives worked in our

favor:

1 -We were chosen based on a pan India RFP process setting the stage for the next

level of interface between Convergys and us.

2 - It marked the our foray into Hyderabad.

Located at HITEC City on land allotted by the GoAP, the Convergys campus with a

built-up area of 517,000 sft was one of the 1st operational independent campuses in Hyderabad. We provided Convergys with a phased space take-up solution

in line with their evolving business strategy. Convergys was operational in the 1st phase

by early 2004. This land parcel of 7.4 Acres has a additional development potential of

500,000 sft

UBS discerningly chose us based on our track-record of patterning with our clients and

galvanizing into action when it came to their specific needs. An example of this scenario

can be seen in the fact that we commenced work on a green field site in just 15 days of the client’s sign-off; only possible due to our substantial in-house construction muscle. Located on 7.4 acres of land allotted by the GoAP within the

Financial District, at Hyderabad. UBS went live in 2006. In 2010, Cognizant acquired the business interests of UBS and today has over 3000 employees operating from

the premises. The campus has additional development potential of 500,000 sft to meet the future requirements.

Swift tactical action on the ground enabled us to meet Google’s immediate space

requirement, with a non-traditional approach where we leased Warm Shell space of 75,000 sft from another Developer, invested in fit-outs and provided an

incubation solution to Google. Subsequently, in 2007 we provided Google their

Built-to-Suit Independent Building of 500,000 sft in Omega Block A. The

excellent quality of fit-outs designed and executed by our in-house team in the

incubation space, impelled Google to award us the further design and execution of the interior fit-outs for the Permanent Space as well.

In 2010 Google ventured to meet its growth needs and further subscribed to an

additional 270,000 sft in Omega Block B. IVY Comptech & Synopsys are the

other key occupants in Omega Block B having consolidated their operations from

their CBD offices. Omega Block B in 2011 was granted the status of LEED SILVER

by the Indian Green Building Council (IGBC) for successfully achieving the

Green Building Standards under the Leadership in Energy & Environmental Design, this

being Our first LEED certified development.

The case-study of us servicing IBM is interesting, IBM had a need to meet stringent time-lines for commencing its SEZ operations - just 7 months, during which

we needed to provide them with an incubation space to seat 1200 people on a

green field site; With their incubation space operational, future spaces were ear-marked and reserved across multiple Buildings to accommodate IBM’s Growth.

Today, over 530,000 sft of plug & play space has been leased by IBM.

As a case-study Solitaire is a good example of a paradigm for the ideal IT building’s

development, with the right mix. It’s a Joint Development with STPI (a body of

Government of India) awarded post selection through a national bid process. Located

on prime HITEC City land, the IT / ITES Hub of Hyderabad. With a Built-up Area of approx

300,000 sft, the development has ample parking facility and the benefit of multiple

access routes to the development from various key locations.

As an affirmation to this ideal mix, today Thomson Reuters is the occupant in the

Building. During the construction period, in order to meet Thomson Reuters immediate

needs, we fitted-out and provided them with 75,000 sft of incubation space by

leasing warm shell space from 2 competing developers in separate locations over a

period of time.

Block B6 is an integral part of the Orion SEZ campus with 8,60,000 sft of leasable

area. Contemplated as a LEED SILVER rated building, the development stands

tall with 15 floors, 6 stilt floors of car parking and 9 floors of office. The development

features intelligent vertical transportation systems, large floor plates of 100,000 sft, efficient column span of 11.2 X 11.2 mtrs, 100% covered car parking slots, centralized service back-bone to enhance redundancy and lower tenant operational costs. In fact, what sets this building apart is its

elevated vantage point, 25 mts above its immediate surroundings, consequently offering

abundant day lighting, impressive views from within the office floors and excellent signage opportunities. Key occupants include IBM, Wells Fargo, Invesco, MindTree, Keane India, KonyLabs amongst others.

In an innovative and slightly unconventional modus-operandi we re-designed the building during construction and re-aligned its construction schedule to

provide 1100 seats incubation facility in the Orion SEZ to Wells Fargo The floors

were designed to meet Wells Fargo’s EHS requirements to ensure the safety

and security for its employees while construction was in progress in the rest of the

Building.

Wells Fargo’s key requirement was for 450,000 sft in an independent building

and we provided a solution for the same by splitting up a large building and at the

same time ensuring compliance to building bye-laws. In order to meet its evolving

business needs, Wells Fargo needed the facility to be FUTURE READY and the

blueprint is designed to meet future business scenarios. To enable Wells Fargo’s “Town Hall” within the building a column free space was provided to accommodate for

a 2000 people gathering which is also used as a cafeteria. Wells Fargo commenced

operations in the permanent space in Aug 2011.

Thomson Reuters currently operating from a network of offices in Bangalore took a

strategic decision to consolidate for reasons of efficiency, cost and heightened brand

status. We were awarded this assignment after a competitive “validation process”.

Two factors enabled us to work together once again these being our understanding of their needs and also relationship levels developed between the teams during

the delivery of the Hyderabad Campus. Our project teams are currently at work

on this BTS project, to meet the stringent warm-shell requirements laid out to deliver

a 900,000 sft campus. One of the key parameters of emphasis is the employee amenities beyond the work space comprising of Food Court, Banking Facilities, Convenience Store and Health-club; all of which are to be ready on Day One to

allow for an improved employee experience.

Block B is a total of 650,000 sft, and has a floor plate configuration that allows both

its occupants (ACS Xerox & Landmark Group) to have their own individual operational efficiency/security and separate receptions with independent identity opportunities, etc; while sharing a common basement car-parking. Interestingly,

Landmark Group has chosen to set up its corporate office in this IT heartland. ACS Xerox on the other hand is in the process of consolidating all its various offices that

are located across ITPL - in fact , it goes with-out saying that their expectations - in

terms of world-class infrastructure that they are used to in ITPL - is what they

confidently saw in our capacity to deliver.

Yet another classic case of how we work around our client’s specific needs. Wells Fargo came to us when the development was already designed as one homogeneous block, but owing to their ramp-up plan we strategically decided to split it into two separate towers - namely Block -1A and Block -1B. Today they are comfortably

operational in Block -1A and have now decided to scale up their operations and

have triggered the construction of Block-1B. Our architects and designers

have aesthetically built bridges to reconnect the two towers, once again. In fact,

these bridges are now adding unique character to the overall developments exterior. At

DivyaSree, these kinds of real-time tactical moves are an integral part of the service we

offer all our valued clients. In its current evolved configuration this building is 520,000 sft of expansion space.

Completion: Q1, 2013.

Deloitte initially came to us to initiate and evolve their ramp-up plan, starting with

100,000 sft of incubation space, fitted-out with 1300 seats; to be operational

by Q1, 2012. Further, as part of their ongoing growth - based on their headcount

projections, we are delivering 900,000 sft across 2 blocks in a phased manner. The

campus features 3 levels of basements; double and triple height atriums for employee amenities that Deloitte intends and an open-air amphitheater. In

an attempt to meet the growing need for high efficiency parking spaces, we are

installing mechanical car parking systems that will provide twice the number of

car parks as compared to current industry standards.
